Privacy policy
Version 1 · in force from 25 Oct 2026
In short
• We collect only what we need to show you plots, check plots and help with a sale.
• We never sell your data. We never give a buyer's number to sellers or brokers, or an owner's number to buyers.
• Your data is stored in India. Some of our service providers may handle it outside India.
• You can see, correct or delete your data, or withdraw your consent. Contact us (section 14).
1. Who we are
1.1 Parakh (a sole proprietorship of Vikas Jyani, Udyam registration UDYAM-RJ-22-0227080, 40, Shiv Vihar Sector A, Saran Nagar, Banar Road, Jodhpur, Rajasthan 342001) decides why and how your personal data is used. Under India's Digital Personal Data Protection Act, 2023, we are the "Data Fiduciary" and you are the "Data Principal".
2. What this policy covers
2.1 Our website, parakhproperty.com, in English and Hindi; our calls and WhatsApp chats with you; and our site visits and verification visits.
3. What we collect, and why
Logging in
• Your WhatsApp number. We send a 6-digit code to it to log you in, and it becomes your account.
Your account
• Your name, if you give it, your WhatsApp number and your language. We use them to know who you are and to show your interests, saved plots and listings.
When you accept our terms
• The plot, the version of the terms and a fingerprint of their exact words, the time, your WhatsApp number, your IP address and your browser. This is our proof of what you agreed to.
When you say you're interested in a plot, or save one
• The plot and the time. We use them to contact you about the plot, arrange a visit and show your saved plots.
• Which steps of "I'm interested" you reach. We use this to see where people give up, so we can make the steps easier.
Site visits
• The date, our team member, where we met at the plot, the signed visit slip, and, only if you agree, a photo of you at the plot. This is our proof that we showed you the plot.
After we show you a plot
• For 12 months, we check public land records to see whether the plot has been sold, and to whom. We do this to know whether our fee is due.
When you list a plot (owners and brokers)
• Your name and WhatsApp number; the owner's name and phone; the colony, khasra and exact location; the price you want; and, for a broker's listing, the broker's name and phone. Only our team sees these. They never appear on public pages. We use them to check and list the plot and to work out our fee.
• If a broker lists your plot, we get your name and number from the broker. When we first contact you, we tell you how we use them, and send you this policy.
Verification visits
• Photos of the plot, with their GPS location and time. We keep the originals privately, as proof of where and when they were taken. The photos on our website have no location data.
• Photos of the papers we see, such as the Jamabandi, registry, patta or 90A order. Papers can include other people's details, such as earlier owners. We use them only to check the plot, and keep them privately.
• The owner's signed seller terms.
Calls and WhatsApp
• Your messages, and notes of calls with our team. We use them to answer you and arrange visits.
Technical data
• Your IP address and browser, with each acceptance of terms and in our servers' security logs.
• Cookies that keep you logged in and remember your language. We don't use advertising or tracking cookies.
• If you start the Sell form, your answers stay on your phone until you send them.
4. Why we're allowed to use it
4.1 Most of what we hold, you give us yourself, to find, see, buy or sell a plot. We use it only for that, and with your consent.
4.2 The law also lets us use data without consent in some cases, for example to meet a legal duty to give information to the government, or to obey a court order.
4.3 We must keep some records even after you withdraw consent or ask us to delete your data: where a law requires it, or as proof in a claim about our fee (for example, a visit slip).
5. Who we share it with
5.1 We never sell your data, and we don't share it for advertising.
5.2 We never give a buyer's phone number to sellers or brokers, or an owner's phone number to buyers. Until the registry, we pass messages between buyer and seller ourselves. At the token, we share only what the payment and its receipt need: the seller's name and bank account, and both names on the receipt. At the registry, the names and details the law needs go into the sale deed.
5.3 These service providers handle data for us, under contract:
• Supabase: our database and file storage, in Mumbai, India.
• Microsoft (OneDrive): keeps our backups of the database and files.
• Vercel: hosts our website.
• Meta (WhatsApp): sends login codes and carries our chats.
• OpenFreeMap: map images. When you open the Map, your browser loads them from OpenFreeMap's servers, which see your IP address and browser details.
5.4 Authorities, when the law requires it, for example a court, the police, tax authorities or a regulator.
6. Where your data is kept
6.1 Our database and files are stored in India, in Mumbai.
6.2 WhatsApp, our website host and Microsoft (our backups) may process data outside India. The law allows this, except to countries the Government of India restricts.
7. How long we keep it
• Your account: until you ask us to delete it, or 3 years after you last use Parakh.
• Acceptances of terms, visit slips, visit photos and land-record checks: until 3 years after the 12 months end, or longer while a fee or a dispute about it is open.
• Listings and the evidence from verification visits: while the plot is listed, and then as long as the records above need them.
• Invoices and payment records: as long as tax laws require.
After that, we delete your data or remove what identifies you.
8. How we protect it
• Only team members who need private details can see them.
• Evidence (GPS photos, papers and slips) is kept in private storage.
• Connections to our website are encrypted (HTTPS).
• Our database checks who is asking before it returns anything.
• We keep backups of our database and files.
9. Your rights
• Ask for a summary of your data, how we use it, and who we've shared it with.
• Correct, complete or update your data.
• Ask us to delete your data. We'll delete it unless the law, or a fee or dispute that is still open, needs us to keep it, and we'll tell you why.
• Withdraw your consent at any time, as easily as you gave it, by writing to us. We then stop that use. Withdrawing doesn't undo what we did before, and doesn't cancel a fee that is already due.
• Name someone to use these rights for you if you die or can't act yourself.
• Complain to us. We'll reply within 30 days, with the contact details of the person who can answer your questions. If you're not satisfied with our answer, you can complain to the Data Protection Board of India.
To use a right, write to us (section 14) from your WhatsApp number or by email, with your name and number, so we can find your data.
10. If there's a data breach
10.1 If your data is affected by a breach, we'll tell you without delay what happened, its likely effects, what we're doing about it, and what you can do. We'll also tell the Data Protection Board of India.
11. Children
11.1 Parakh is for adults. Don't use Parakh if you're under 18. If we learn that someone under 18 has given us their data, we'll delete it.
12. Your duties
12.1 Give true details, use your own number, and don't make false complaints. The law can fine people who don't.
13. Changes to this policy
13.1 We'll publish any new version here, with its date. If a change is important, we'll tell you when you next log in, or on WhatsApp.
