DLC rates in Jodhpur: what they are and how to look them up

By Vikas Jyani, proprietor of Parakh. Checked on 1 Nov 2026.

The DLC rate is the rate the government uses to value land when a sale is registered. A District Level Committee sets it, which is where "DLC" comes from. The government's site calls these "DLC Circle Rates (Market Price)".

Why it matters when you buy

Stamp duty is charged on a property's market value. The Rajasthan Stamp Act takes that as what the property would fetch in the open market on the day of the deed, or the price in the deed, whichever is higher. The official rates sheet counts a sale's duty on the DLC value.

So the DLC rate works as a floor. A lower price in the deed doesn't lower the duty below it. The deed must show the full price in any case: on a sale through Parakh, we never take part in showing a lower one.

How to look it up

These steps are as the site was on 1 Nov 2026:

  1. Open the DLC rates page on e-Panjiyan.
  2. Beside JODHPUR, choose Urban or Rural.
  3. Choose the colony. Names are in English letters with mixed spellings ("Digaadi" for Digari, "Banaad" for Banar), and each shows its sub-registrar's office. The office buttons narrow the list, and you can switch between Table, Tile and Map views.
  4. Read the Residential columns: Interior, and Exterior by road width (40 ft, 41–60 ft, 61–99 ft, 100 ft and up). They're in rupees per square metre. The page also has Commercial and Industrial rates, distance from roads, and the previous DLC.
  5. If it says "Something went wrong", try again later. It often did when we used it.

From ₹ per sq m to ₹ per sq yd

Plots here are sold by the gaj (square yard), but the site's rates are per square metre. One square yard is 0.8361 square metres, so multiply its rate by 0.8361.

As an example, here are one Jodhpur colony's residential rates on 1 Nov 2026, with the square yard figures rounded to ₹10:

Position₹ per sq m₹ per sq yd
Interior11,0009,200
Exterior, 40 ft road13,20011,040
Exterior, 41–60 ft road14,52012,140
Exterior, 61–99 ft road15,18012,690
Exterior, 100 ft road or wider15,84013,240

Exterior generally means on the main road, and interior means set back from it. Ask the sub-registrar's office if your plot could be either. Here a wider road adds 10%, 15% and 20% to the 40 ft rate.

At these rates, a 200 sq yd plot (167.2 sq m) is valued at ₹18.39 lakh if it's interior and ₹22.07 lakh if it's exterior on a 40 ft road. If the deed's price is below those, that changes a man's charges by about ₹33,000. The registry charges guide shows the whole sum.

Rates change

Look the rate up again close to the day you register. The site's footer says it was last changed on 12 Aug 2026. News reports describe rises of about 10% in most years since 2022 (Udaipur Kiran) and new rates in August 2026 (Patrika, on Jaipur).

On Parakh

Our area pages show a dated range where our team has checked one. A plot's page shows a rate rounded to the nearest ₹1,000 and marked About, so look up the exact figure on the government's site.

Where this comes from

We read each link above on 1 Nov 2026. Official: e-Panjiyan's rates page and rates sheet, and the Rajasthan Stamp Act on PRS. News: Udaipur Kiran and Patrika. The meaning of exterior and interior is from third-party sites, not an official line.

This is general information, not legal advice. Rates and rules change, so look at the official source or ask an advocate before you act on it.
