Plot registry charges in Rajasthan, with a worked example

By Vikas Jyani, proprietor of Parakh. Checked on 1 Nov 2026.

When you register a plot's sale deed in Rajasthan, you pay the government three things: stamp duty, a surcharge on that duty, and a registration fee. For a man buying a plot valued above ₹10 lakh, that comes to 8.98% of its value. For a woman it's 7.65%.

The rates

On a plot valued above ₹10 lakh:

Who's buyingStamp dutySurchargeReg. feeTotal
A man6%1.98%1%8.98%
A woman5%1.65%1%7.65%
A woman who is SC, ST or BPL4%1.32%1%6.32%
A person with a disability5%1.65%1%7.65%

On a plot valued at ₹10 lakh or less, the totals are 8.8% for a man, 7.5% for a woman, 6.2% for a woman who is SC, ST or BPL, and 7.5% for a person with a disability.

Many pages still say 8.2% or 8.8% for a man. They leave out part of the surcharge, or were written before 2026.

A worked example: a ₹25 lakh plot

A manA woman
Stamp duty₹1,50,000₹1,25,000
Surcharge, 33% of the duty₹49,500₹41,250
Registration fee, 1%₹25,000₹25,000
Total, plus the CSI fee₹2,24,500₹1,91,250

The same plot costs a woman ₹33,250 less to register.

If the DLC value is higher than your price

Duty is charged on the higher of the deed's price and the plot's market value, and the DLC rate works as a floor. If you agree ₹25 lakh and the plot's DLC value is ₹28 lakh, a man pays ₹1,68,000 + ₹55,440 + ₹28,000 = ₹2,51,440.

At ₹10 lakh, where the surcharge is 30%, a man pays ₹60,000 + ₹18,000 + ₹10,000 = ₹88,000.

Buying in a woman's name

The lower rate is for a woman buying. We couldn't find the official line on a deed in the joint names of a woman and a man, so ask the sub-registrar's office before you decide whose names go on the deed.

What this doesn't include

These are the government's charges on the deed. They don't include a document writer's or a lawyer's fees, or a name transfer or lease charges at JDA. Parakh's fee is separate too. The buyer usually pays the registry charges, but the sale agreement should say who pays.

Where this comes from

We read both links above on 1 Nov 2026. Both are official texts: e-Panjiyan's rates sheet, and the Rajasthan Finance Act 2026 on PRS. The rates sheet is the newest we found, so check the rates at the sub-registrar's office before you register.

This is general information, not legal advice. Rates and rules change, so look at the official source or ask an advocate before you act on it.
